Meet and Greet Appointment

Two ways to contact our office:

Intake form(s) are received by our team.You can anticipate a return call within a 48 hour time window. This call return is based on a standard work week of Monday -Friday with normal office hours of 8:00-4:30pm. We honor all federal holidays. Exceptions can apply if staff is out for vacation.

Our team will reach out to you and confirm the information provided. Our team will further refine your goals, priorities, budget expectations during this interaction. We will discuss if a meet and greet appointment is the appropriate next step.

  • Prospective Client can book another appointment to move forward with Hummingbird Design Build to draft an as built as of plans. Pricing for this service will be presented to prospective clients.

Drafting Appointment

The drafter will coordinate  with  client(s) to execute an appointment  date and time during normal office hours (8:00-3:30pm) to measure and develop a set of as built plans representing the existing conditions of the residence. This service is paid for by the client prior to arrival. If clients decide to proceed with Hummingbird Design+ Build, these drafting fees will be credited to the project budget. If the client(s) chooses not to move forward with our services, the client(s) will receive a PDF version of the as built plans done by Hummingbird Design + Build. This fee dose not entitled client(s) to any of the designs rendered by Hummingbird Design + Build.

Preliminary Design Concepts

  • Two space plans shown in 3d modelin will be presented. These space plans are derived from our previous appointments in which we discussed clients goals/priorities.
  • It is the design teams goal to achieve as much of the clients goals and priorities as possible given the variables.
  • Investment range will also be presented. This budget range is only an approximation and can vary greatly depending on final finish selections and other tangibles.
  • Finish ranges will also be developed as a allowanced amount. This will allow you to spend more investment dollars in certain areas and less in others.
  • Pre- Construction Agreement will also be presented. This will contain deliverables that Hummingbird Design + Build will perform and the fee for the designer to continue with the project.
  • Once this agreement has been signed and the designer fee is paid, the project will proceed to the pre-construction phase.

Pre-construction Phase

  • Continue to collaborate with our construction partners and the client(s) via meetings continue with: finalizing the design concept, esthetics, appropriate material selection, plan drafting, scope of work and much more. All of this is achieved through bi-weekly meeting coordinated by the design team. These meetings will include all necessary parties to continue to move forward in the process.
  • Create a Project binder, containing all finalized selections, plans, contracts, subcontract bids, budget, notes, and any other pertinent project items.
  • Facilitate all meetings with necessary parties to expedite the process.
  • Create bid documents for our hand selected sub- contractors to review.
  • Subcontractor walk throughs will be coordinated by the Hummingbird Design Build team for all necessary subcontractors to visually see the job site and create viable estimates. For collection towards the final budget number. These walks are also helpful in recognizing any potential structural issues or hazards that are visible to the naked eye.
  • The Hummingbird Design Build team will bring all subcontractor bids and plans to the site to review meeting(s). Present at this meeting will be general contractor, designer and client(s) participation is welcomed. The purpose of the contractor is to review the project site and all estimates and plans for accuracy and plausibility of budget numbers, to address is concerns, get comfortable with jobsite, meet the client(s), and discuss logistics. Our contractors will review plans for the viability of the use of standard building practices to reduce the need for costly engineering.
  • Permit submittal by Hummingbird Design + Build.
  • Coordinate and assist with documents and specifications needed for the build out phase of the project.
  • Coordinate with contractor and clients for signing of project contract. This contract will also provide the final budget number(s) and a payment schedule. This contract will be used throughout the build out phase.

Construction Agreement

This meeting has been coordinated by the Hummingbird Design + Build team. This meeting will include the general contractor, principal designer, and clients.

  • Plans/scope of work.
  • Budget.
  • Prepared the construction contract.
  • Developed payment schedule.
  • Created a generalized construction calendar.
  • Reviewed Project site for accessibility.
  • Clients will sign final plans/scope work prepared by Hummingbird Design +Build.
  • Fully execute construction contract.

Production Stage

  • Hummingbird Design Build will coordinate a meeting between the client(s) and general contractor. Purpose of this meeting is to discuss any issues or concerns that the general contractor or client have regarding the upcoming project.
  • Review plans and sub-contractors’ selections with contractor.
  • Set up a communication dry erase board for the clients and contractors to use during the construction process. Establish communication boundaries for all parties during the construction process.
  • Present clients with emergency contact list.
  • Determine locations for equipment and other miscellaneous items on job site.
  • Clients establish comfort level with general contractor.
  • Final audit of plans and selections.
  • Soft start date is to be discussed.
